New To Canada

When moving to Canada you are basically starting a new journey and have no Canadian credit score (or short history). You might think you cannot get a mortgage however think again.

 

There are lenders that have special programs for new to Canada and our team has access to these lenders. The first 5 years of being in Canada you are considered new to Canada and these programs apply. You will still need to show proof of income however you don’t need Canadian citizenship and you don’t need much credit history.

 

If you have permanent residency or a work permit, you can apply for a mortgage with as little as 5% down payment. In some cases, you will need 10% down payment and you might need to show loan repayment history such as a cell phone payment or utility bill, but the credit history lenght is not an issue.
